Agreement Overview
This page summarizes the key concepts covered in the RankREI Operator Agreement. The full agreement is provided to approved operators after their application is reviewed and accepted.
Territory Exclusivity
Each approved operator receives exclusive rights to a defined geographic territory. Territory boundaries are based on county and/or ZIP codes and are documented in Exhibit A of the agreement. RankREI licenses one operator per territory.
Digital Asset Ownership
RankREI retains full ownership of all digital assets including domains, websites, content, tracking systems, and related infrastructure. Operators receive a revocable license to receive and work leads generated through these assets.
Revenue Share Structure
Revenue share applies only to deals closed from RankREI-originated leads. Rates are 10% of the assignment fee for wholesale transactions, 20% referral commission for retail transactions paid through Merge Real Estate, a California licensed brokerage, and 2% of purchase price for buy, hold, or flip acquisitions.
Operator Performance Standards
Operators must maintain an average response time within 30 minutes, complete a minimum of 3 contact attempts within 7 days, achieve a 15% close rate on a trailing 6-month basis or 3 closed transactions per 6 months, whichever is lower, and update lead statuses in the CRM within 7 days of intake.
Audit and Compliance
RankREI may audit CRM records and closing documentation up to 2 times annually unless fraud is suspected. Operators must cooperate with audit requests within 10 business days.
PPC Advertising
Operators may run PPC campaigns to supplement organic lead flow when proper tracking and attribution are maintained. PPC leads with clear attribution belong to the operator; unclear attribution defaults to RankREI-originated status.
Termination and Reassignment
RankREI may reassign a territory for sustained underperformance, lead neglect, breach of agreement terms, failure to cooperate with audits, or misrepresentation of closed transactions. The enforcement path includes a 30-day notice and 60-day probation.
Dispute Resolution
Disputes are resolved through 30-day good faith negotiation, mediation if needed, and binding arbitration as a final resolution.
